Terms of Service

What this service is

Nilayah is operated by Voconex Intelligent Systems Private Limited. We take down what you are looking for, put it in front of one broker who works that area, and — if you choose — introduce the two of you.

We are an introduction service. We are not a property agent, we hold no properties, and we are not party to any transaction between you and a broker. Any agreement, brokerage, deposit or sale is between you and them.

What we do not promise

• That a broker will have something suitable, or that anyone will make an offer at all.
• That a property is as described. The video is filmed by the broker, not by us, and we do not inspect properties or verify ownership.
• That any price, availability or timing mentioned will hold.
• That a broker will behave well. Tell us if one does not — it affects whether he keeps receiving work.

Satisfy yourself about any property, its title and its owner before parting with any money.

If you are looking for property

• Give us details that are true and are yours to give.
• Your requirement is shown to a broker only after you agree on the call.
• The ₹99 fee buys one introduction. See the refunds page.

If you are a broker

• An account is approved by us and may be paused or withdrawn if enquiries are misused.
• Send video only, of a property you genuinely have and have seen. No photographs, no material lifted from another listing.
• Do not put your contact details in a video or its description. The introduction is what the service charges for; bypassing it is grounds for closing your account.
• Use a person's details only to discuss the property they asked about. Do not add them to marketing lists, and do not pass them on.
• Contact them within 6 hours or the enquiry returns to us.

Money

Prices are on the pricing page and may change; a change never alters what has already been agreed on an enquiry already taken. A broker's balance is a record of money added and spent, is not a deposit, and earns nothing.

Ending it

You may stop using the service at any time. We may suspend an account that breaks these terms, that misuses somebody's details, or that we reasonably believe to be fraudulent. Unspent balance is returned — see the refunds page.

Liability

We are responsible for providing the introduction service with reasonable care. We are not responsible for what happens between you and a broker afterwards, including any property transaction, payment or dispute. Where we are liable, our liability is limited to the fees you paid us in the preceding three months. Nothing here limits liability that cannot be limited by law.

Law

These terms are governed by the laws of India, and the courts at Kolkata, West Bengal have exclusive jurisdiction.
